Weatherstripping before heating season: doors, windows, and the attic hatch
You feel winter at the front door. ENERGY STAR says the leak that actually moves your bill is often the attic hatch you never look at — a hole in the ceiling that behaves like an open window into an unconditioned attic.
Seal before you heat, not after the first cold front
ENERGY STAR’s sealing guide: you notice a home’s air leaks more in winter than at any other time of year. The work itself is a fall job — October’s checklist, next to a heating tune-up and a filter change— so the furnace is not heating the attic.
What the savings numbers actually cover
EPA’s ENERGY STAR methodology is the figure people quote: homeowners can save an average of 15% on heating and cooling costs (an average of 11% on total energy costs) by air sealing their homes and adding insulation in attics, floors over crawl spaces, and accessible basement rim joists. The model assumes a 25% reduction in total air infiltration plus insulation brought up toward 2012 IECC levels. That is not a weatherstripping-only discount. Weatherstripping doors, windows, and the attic hatch is how you start cutting infiltration on the parts you can reach.
DOE’s Building America air-sealing retrofit guide puts a wider band on whole-house air sealing: studies of the measures in that guide typically show 10% to 20% savings on heating and cooling bills, more in older or leakier houses. Again: air sealing, not a roll of foam tape by itself.
DOE Energy Saver’s air-sealing page is the payback sentence that is actually in print: caulking and weatherstripping “offer quick returns on investment, often one year or less.” We are not inventing a year count for your door.
Three places before the thermostat goes up
Operable doors and windows get weatherstripping. Stationary gaps get caulk. The attic hatch gets both a gasket and insulation, because ENERGY STAR tells you to treat it like a door to the outside.
- Test the seal. ENERGY STAR: shut a door or window on a piece of paper. If you can pull the paper out without tearing it, you have a leak. DOE Building America Solution Center: hold a dollar bill in the doorway next to the frame and close the door on it; if you can easily pull the bill out, air is probably leaking. They also publish the night-light check: porch light on, interior lights off — light at the edge is a gap. Repeat at several points around the perimeter, including the door to the garage.
- Weatherstrip doors and operable windows. DOE Energy Saver: weatherstripping seals components that move; caulk seals cracks between parts that stay put (around frames). Apply to clean, dry surfaces in temperatures above 20°F (−7°C). Measure twice; add 5% to 10% extra length for waste. One continuous strip per side, tight at the corners, thick enough to compress when the door or sash shuts without making it hard to close. Door bottoms get a sweep or threshold, not leftover foam tape.
- Seal the attic hatch like an exterior door. ENERGY STAR: finish with self-stick weatherstripping. If the hatch sits on thin moldings, add 2½-inch-wide stops so you have a surface for the strip and for hook-and-eye fasteners. Position the eyes so the weatherstrip is slightly compressed when the hooks latch. Cut fiberglass or rigid foam the size of the hatch and fasten it to the back. Pull-down stairs and attic doors get the same treatment — weatherstrip the edges and put rigid foam on the back of the door. Pre-made insulated stair covers exist if you would rather buy the box.
Windows you can feel vs. leaks you cannot
ENERGY STAR’s DIY sealing guide opens with this correction: in cold weather, heated air rises like a chimney, leaves through the attic, and pulls cold air in around windows, doors, and holes into the basement. Weatherstripping the sash you can reach still matters for comfort. It does not replace sealing the attic plane. That is why this page puts the hatch in the same job as the front door — and why climate zone insulation targets (ENERGY STAR’s R-value table) are a different, larger project than a gasket.
Combustion appliances need air. Air sealing does not replace a clean filter or a combustion check on HVAC service. It does cut the load those systems see. Where to stop and call someone
Foam tape on a door is a hardware-store hour. Hand it off when:
- You have a fuel-fired furnace, water heater, or fireplace and you are about to seal the house hard — ENERGY STAR’s cue to get a professional who checks combustion safety.
- The leak is in the window or door rough opening (cold at the trim, not at the sash). DOE BASC: that is insulation and air sealing behind the casing, not another strip of weatherstrip.
- Pull-down attic stairs need a manufactured insulated cover and you are not building one.
- Vermiculite in the attic — ENERGY STAR: do not disturb it until it is tested for asbestos.
