Why the site exists

Most home and yard maintenance advice hands you a month. "Overseed in early fall." "Blow out your sprinklers before the first freeze." Those calendars were written once and then aged, and they are the same in Minnesota and in Georgia.

The things that actually decide the timing are measurable. Grass seed germinates on soil temperature. Crabgrass pre-emergent works on soil crossing a threshold. Irrigation lines have to be clear before the ground freezes. So we measure, every day, and publish what the measurement implies — including when it implies you should wait.

Who writes it

Upkeep Plan is an independent site run by a small team. We are not licensed landscapers, agronomists or contractors, and we do not pretend to be. What we do is read the published research from land-grant university extension services, NOAA, the EPA and manufacturers, cite it, and build tools on top of it. The authors page describes how that team works.

We do not invent personal experience, product tests or expert credentials. If a page does not say we tested something, we did not test it.

What we will not do

• Publish a cost, a frequency or a service life without a source behind it.
• Give a recommendation from data we know is too thin — the pages say so instead.
• Tell you to do something dangerous yourself. Gas, electrical, structural work, mold and heights come with an explicit "stop and call a professional" line.

How the site pays for itself

Advertising and affiliate links. Neither one changes what we recommend, and the editorial policy spells out where that line sits.
