Water heater lifespan: tank vs tankless, and when to replace

A tank fails by rusting through. A tankless unit fails by scaling up. The published years only show up if you drain sediment and keep a sacrificial anode in the tank — or descale the heat exchanger on a tankless.

Tank vs tankless service life

DOE Building America’s tankless fact sheet puts expected equipment life at more than 20 years for tankless heaters versus 10 to 15 years for traditional tank heaters — they corrode less because they do not store a reservoir. The same office’s measure guide says tankless units are generally considered to last up to 20 years, compared with 10–15 for tank-type. ENERGY STAR’s current gas tankless benefits page lists a 20-year life expectancy, longer than conventional tank equipment, and notes that a tankless unit does not store a reservoir that can leak into the room. AHRI’s homeowner maintenance sheet, written for the typical storage heater in a basement or garage, gives most water heaters an expected service life of 10 to 13 years and tells you to plan the replacement while the old unit still works.

ENERGY STAR’s 2009 water-heater partner guide is older, but it is still the numbered “average replacement” figure they published for storage tanks: about 13 years, and if yours is more than 10 years old, replace it with a qualified model before it fails — once it leaks, it is too late to compare options. That guide also gave tankless units an average lifetime of 20 years, matching the current benefits page, and warned that the extra years only appear with regular maintenance as hardness rises.

DOE Building America’s tankless measure guide uses the same contrast — tankless generally up to 20 years, tank-type 10–15 — and ties the extra years to keeping scale out of the copper heat exchanger. We do not publish an 8–12-year tank range here; AHRI, DOE, and ENERGY STAR do not use that pair of numbers.

The anode rod is the tank’s fuse

A storage tank is a glass-lined steel vessel. The lining is not perfect. University of Georgia Extension (publication HACE-E-60-05, reviewed in part by University of Minnesota faculty) describes the anode as the part that takes the corrosion: an aluminum- or magnesium-coated rod with a steel core. Inspect it every three to four years. Replace it if more than six inches of core wire is showing. If the rod is already a few years old and has not corroded, UGA says it has probably passivated and is no longer protecting the tank — replace it anyway. Timely replacement can keep the heater from failing early. A flexible rod exists when there is no headroom above the tank.

Penn State Extension: when the rotten-egg odor is only in the hot water, the magnesium anode is often reducing sulfates to hydrogen sulfide. Do not just yank the rod. Removal can increase corrosion, shorten heater life, and void the warranty. Replacing magnesium with aluminum should stop the odor while keeping protection. Texas A&M AgriLife’s well-owner guide makes the same chemistry point for electric heaters and a magnesium anode; a licensed plumber can install a zinc anode instead, but the change may void the warranty.

Sediment flush (tank) and descale (tankless)

Minerals drop out of heated water. In a tank they pile on the bottom and insulate the burner or elements — popping noises and a tank that cannot keep up. In a tankless unit they plate the heat exchanger and cut flow.

AHRI’s homeowner steps: shut off power or set gas to pilot, shut the cold inlet, hook a hose to the drain, open the relief valve, and drain the tank completely so sediment actually leaves. Do that every six months, especially in hard water, in the same visit as the relief-valve check. University of Georgia Extension is more conservative on old equipment: drain a gallon every few months to pull sediment, start only on a new or fairly new heater, and keep doing it for the life of the unit. Opening the drain on a neglected older tank can lodge sediment in the valve and create a leak — that is a plumber, not a bigger wrench.

Tankless: DOE Building America says flush per the manufacturer. Frequency in that guide runs from twice per year to once every three years depending on model, use, and water quality. If hardness is above about 8 to 14 grains per gallon, some manufacturers require a softener to keep the warranty. ENERGY STAR’s 2009 notes: mineral build-up cuts performance; harder water means more frequent acidic flushes (vinegar is the example they give).

The calendar job that already exists in our checklists — inspect the water heater — sits in March and October(spring and fall). That pairing matches a twice-a-year flush better than a random month. If a contractor is already in the house for a heating tune-up, the water heater is the other appliance in the same room that is quietly aging.

When to replace: age, leaking, recovery

  1. Age in the published window. ENERGY STAR (2009): if the storage heater is more than 10 years old, replace it before it fails; average life was about 13 years. AHRI: expected service life 10–13 years — plan while you still have hot water. DOE Building America: storage 10–15 years; tankless up to / more than 20.
  2. Leaking. ENERGY STAR’s wording is blunt: once a storage heater starts to leak, it is already too late to compare prices and benefits. Water at the base, a rusty puddle, or a tank that weeps is replacement, not a patch. Shut the tank’s water supply and call a plumber. Do not keep running a leaking tank overnight.
  3. Recovery that does not come back. AHRI sizes storage heaters by first-hour rating — how much hot water the unit can deliver in an hour of peak use. If showers die after a normal morning even after you have flushed sediment (tank) or descaled (tankless), the heater is no longer meeting that rating. Building America: scale in a tankless exchanger restricts flow and shortens life. Chasing the same symptom by turning the thermostat up belongs on the 120°F guide, not here.

How long does a tank water heater last versus tankless?

DOE Building America puts tank-type heaters at 10–15 years and tankless units generally up to 20 years. I keep hearing 8–12 years. Is that official?

Not from the sources this page uses. AHRI publishes 10–13 years expected service life. DOE publishes 10–15 years for storage tanks. ENERGY STAR’s 2009 guide used about 13 years as the average replacement age. We do not repeat an 8–12-year range that those agencies do not print.

What does the anode rod do, and how often should I check it?

University of Georgia Extension: the anode is an aluminum- or magnesium-coated rod that screws into the top of the tank and corrodes first so the steel tank does not. Inspect it every three to four years and replace it when more than six inches of the steel core wire is exposed, or when a several-year-old rod has not corroded at all (it has passivated and is no longer protecting the tank). Penn State Extension and Texas A&M AgriLife both treat that magnesium rod as the usual cause of a rotten-egg smell in hot water only — replace it with an aluminum (Penn State) or zinc (Texas A&M) rod rather than leaving the tank unprotected. Removing it can shorten tank life and may void the warranty.

How often should I flush a tank or descale a tankless unit?

AHRI: flush a storage tank every six months, at the same time you check the temperature-and-pressure relief valve — more important in hard water. University of Georgia Extension: drain about a gallon every few months to pull sediment, but only start that habit on a new or fairly new heater; opening the drain on an old, never-flushed tank can lodge sediment in the valve and start a leak. DOE Building America: tankless flush frequency follows the manufacturer and water quality, from twice a year to once every three years. When should I replace instead of repair?

Three published triggers, not a price. Age: ENERGY STAR’s 2009 guide told households with a storage heater more than 10 years old to replace it with a qualified model before it failed, because the average unit lasted about 13 years and a leak is too late to shop. Leak: the same guide — once the tank starts to leak, you are already in emergency-replacement territory. Recovery: if hot water runs out faster than the unit’s first-hour rating (AHRI’s sizing number) even after a sediment flush or tankless descale, the heater is no longer doing the job it was certified for. A leaking tank is a plumber job the same day; gas, venting, and electric panels are not DIY.
