Water heater: the one setting worth checking today
Most maintenance advice for water heaters is about the equipment. The setting that matters most is about the people in the house.
Set it to 120°F
That is the Consumer Product Safety Commission's recommendation for households, and it does two things at once: it removes most of the scald risk and it stops you paying to keep water hotter than anyone uses it.
The reason 120°F is not an arbitrary round number is in the exposure times. These are CPSC's figures for third-degree burns in adults:
- 120°F — ~5 minutes before a third-degree burn; CPSC household target
- 140°F — ~6 seconds; common factory default on older tanks
- 150°F+ — seconds, not minutes — children and elderly are most at risk

Six seconds at 140°F. Five minutes at 120°F. That is the difference between a child getting out of the tub startled and a child getting out of the tub injured — and CPSC reports that the majority of tap water scald injuries and deaths involve the elderly and children under five.
Note that 120°F still burns. It buys reaction time; it does not make hot water safe for someone who cannot move away from it.
Changing the setting
- Gas. There is a dial on the thermostat at the bottom of the tank. Turn it down, then check the temperature at a tap after a few hours.
- Electric. The thermostats sit behind access panels, on live house circuits. CPSC's own guidance is to call the utility or a professional rather than open those panels — this is the one place where the cheap job is not a DIY job.
Measure at the tap, not at the dial. Dials are approximate, and a tank set to "warm" tells you nothing.
When the tank itself is the problem
Water heaters fail by leaking, and they leak with no warning at the worst possible moment. Signs worth acting on: rusty hot water, a tank that has been there longer than anyone remembers, moisture around the base, or noise that got noticeably worse.

Where to stop and call someone
- Anything behind an electric access panel, per CPSC.

- The temperature and pressure relief valve. It is the safety device that keeps a tank from becoming a hazard, and testing or replacing it is plumber work.
- Any active leak. Shut off the water supply to the tank and call someone.
